Any Incline Village rental under 28 days needs a Washoe County permit. Each home gets a guest cap, based on 2 guests per legal bedroom and cut by parking or fire safety. Parking is 1 space for every 4 guests. Quiet hours run 10 PM to 7 AM. Three proven violations in a year end the permit.

The rules at a glance

Short term meansAny rental under 28 consecutive days
PermitRequired from Washoe County, one rental per parcel in the Tahoe area
Guest cap2 guests per legal bedroom, plus 1 for each 200 square feet of other living space. The county can set it lower.
Parking1 paved space on the lot for every 4 guests. No street parking.
Quiet hours10 PM to 7 AM, every day
TrashWildlife-resistant cart or bear box. Required after 2 trash violations.
Local contactA person reachable around the clock
Also neededProof of ownership, a site plan, liability insurance, HOA approval where one applies
Fire checkSmoke and CO alarms, extinguishers, clear exits

What happens if guests break the rules

A noisy party or a trash problem can start a case. It counts as a violation after the owner's appeal ends. Two noise violations in 12 months mean the owner must add a noise monitor. Three violations in one year end the permit. After that, the owner cannot get a new permit for a year.

Running a rental with no permit is worse. The county calls it a public nuisance and a misdemeanor. It can order the rental to stop. Fines follow the county's enforcement code.

When the house is sold

A new owner needs a new permit. The old one does not carry over. New rentals in a separate guest unit are not allowed in the Tahoe area.

How to get a permit

  1. Make an account on the county's OneNV portal and pick the short-term rentals tab.
  2. Upload the documents and pay the fee.
  3. Pass the home inspection for life safety. In high fire areas the fire district also checks the yard.
  4. Renew every year. A 30 day grace period follows the renewal date.

Beaches

A permit does not come with IVGID beach access. Guests get access only if the owner assigns the privileges. See IVGID explained.
